From Buyers
This is certainly one of the most misunderstood topics when it comes to buying a home, and the Answer is no, we have preferred lenders who can offer loans with as little as 3% down.
Every situation is different; however, we typically see this process take anywhere from 17 to 30 Days.
We only use the most robust systems and methods, including the multiple listing service (mls), Realscout, investor platforms, broker caravans, neighborhood outreach, prospecting, calls to Expired listings, homeowners who are most likely to sell, and mailers (we have a buyer).
Look at this as a good-faith deposit, similar to when you buy a car, and you have to do some kind of deposit; it is the same when you go to purchase a home. The amount can be anywhere from 1% - 3% of the purchase price, and this is part of your overall downpayment (not extra funds).
Firstly, be over the moon as this is a great achievement, then you will wire your earnest money Deposit to the escrow company involved in the transaction. They will send you an email with Secure wire instructions and ask you to call them. Do not worry, we will be there to guide you every step of the way.

The home inspection is a professional assessment of a property’s condition, identifying any issues the home may have and before the purchase is finalized. We will help navigate this for you and set you up with a trusted local licensed inspector.
This is ordered by your loan officer and is a professional evaluation of the property's market value, conducted by a licensed appraiser to ensure the home’s price aligns with its true worth for the lender and buyer.
The disclosures are documents provided by the seller that reveal known issues or facts about a property, whether past or present, ensuring you, as the buyer are fully informed before completing the purchase
Final loan approval is the lender’s official confirmation that all conditions have been met and the mortgage is fully approved, allowing the buyer to proceed to closing.
The final walk-through is the buyer’s last inspection of the home before closing to confirm that any requested repairs are complete and the property is in the agreed upon condition.
This process involves the buyer meeting with a notary organized by the escrow officer to review and sign all final mortgage and closing documents to complete the home purchase.
